Waltrovka is a Penta project aimed at revitalizing the vast area of Prague's Jinonice in the former Walter Motors factory. It has more than 650 flats in five to seven storey buildings and 50 family houses in its residential area are to arise.
In addition to the already completed administrative building Aviatica, other administrative facilities such as Mechanica and Dynamica are to be built. Part of it is also a large park with an area of about 2 hectares. The investor's main ambition is to create a new modern neighborhood, to offer all comfort and services to its residents, directly on Subway B.
Construction management is a project management system that involves splitting a building between multiple contractors. Their selection, coordination and control is in charge of the construction manager team, which ensures the service exactly according to the needs of the investor. This form of management applies where the projects are implemented without the participation of the general contractor. The experience of foreign construction companies shows that this is a very flexible way of building management. It leads to a faster transfer of project requirements from the investor and the architect to the developer himself, without the use of an intermediary in the form of a general contractor. In the case of a construction project implementation, the investor is also in direct contractual relation with the contractors of the individual parts of the building.
K4 a.s. In accordance with the requirements of the investor, it manages the construction management system. The project manager is Ing. Antonín Michálek. The first stage of the residential part has already been completed and begun works on the other.
